The listing agent markets your home but rarely brings a buyer that will buy your home. WHY DO REALTORS CHARGE SUCH A LARGE FEE

In a traditional office the listing broker normally sets a minimum sales commission. This sales commission is normally split equally between the Realtor that sells the home and the Listing Agent. Being a Realtor is costly. There are fees for joining the National Association of Realtors, fees to join the MLS, Error and Omissions Insurance fees, lockbox ekey fees, in addition to the cost of state mandated education. All these fees occur before a agent even lists of sells a house. Upon listing a house most good agents will then market the house. WHAT IS A CMA
A Comparative Market Analysis provides you with an opinion of your homes value based on previous sales, current listings and expired listings. The previous sales provides information on how much buyers have been willing to pay for homes in the area and gives a indication on how prices are trending. The homes currently on the market provides information concerning how other sellers are approaching the market. all other things being equal a buyer will buy the lowest price home that meets their needs that they examine. The expired listings show what has failed to sell and provide important feedback in how not to price or what characteristics are turning off buyers.
